2. Bookings
A booking is only considered confirmed once written confirmation has been received. Prices are per suite and per night, VAT included at the legal rate in force, and may vary depending on the dates and the number of guests.
Bookings made through platforms are subject to the conditions of those platforms, which may differ from those described here.
3. Payment

4. Cancellation and changes
[On direct bookings, cancellation is free up to [48] hours before the expected arrival time. After that deadline the first night is charged.]
No-shows without notice will be charged [X]. Date changes are subject to availability and must be requested in writing.
5. Check-in and check-out

Check-in is done via a personal code sent on the day of arrival. All guests must present a valid ID document, as required by law applicable to local accommodation.
Guests not registered in the booking are not permitted to stay.
6. House rules
- Smoking indoors is not allowed. The terrace has an ashtray.
- Quiet in common areas from [11:00 pm], out of respect for other guests and the neighbourhood.
- The shared kitchen must be left as it was found.
- The terrace barbecue may be used until [10:00 pm].
- Pets are not allowed, with the exception of guide dogs.
- Parties are not allowed.
Repeated non-compliance with these rules may result in the termination of the stay, without a right to a refund for the remaining nights.
7. Liability
Damage caused to the facilities or equipment is the responsibility of the guest. We are not liable for valuables left in common areas.
8. Complaints and dispute resolution
The Complaints Book in electronic format.
In the event of a consumer dispute, the consumer may turn to the alternative dispute resolution entity competent for the Viseu region. [Name and contact details of the affiliated entity to be added.]
These terms are governed by Portuguese law, with jurisdiction assigned to the Comarca de Viseu courts, without prejudice to the rights afforded to the consumer.
